The Verification Process

  1. Clerk Confirmation: The documents pass through the clerk at the land office. The clerk ensures that the information aligns with the land records.
  2. Registrar’s Office Verification: The documents then move to the registrar’s office. Here, they undergo thorough scrutiny. The registrar verifies the accuracy of the details provided.
  3. Error Check: If any errors are detected, the documents are returned to the company’s office for correction.
  4. Error-Free Verification: Once the documents are verified and error-free, they are sent back to the land office.

Title Deed Issuance

From this point, it typically takes three to four weeks for the title deed to be issued. The land office processes the paperwork, and upon completion, the title deed is officially transferred to your name.

Details Required from a Company

  • Company’s PIN (Personal Identification Number) and Certificate of Incorporation
  • Directors’ Documents:
    • Copy of their ID
    • Copy of their KRA PIN
    • Two passport photos

Details Required from a Chama (Self-Help Group)

When buying land collectively as a group (e.g., a Chama or couple), at least five members of the group should present the following documents:

  • KRA PINs
  • IDs
  • Passport photos

Processing Time

The time it takes for the title deed to be issued depends on the county where the land is located. Generally, it ranges from a few weeks to a maximum of thirty days.
